San Diego ADU Fire Sprinkler Requirements: Do I Need Them?

Last updated: May 2026

Fire sprinklers can change ADU cost and design. In San Diego, the key question is not just whether the ADU is new. It is also whether the primary dwelling is sprinkler-protected and what type of ADU is being built.

Direct Answer

An ADU generally is not required to provide automatic fire sprinklers if they are not required for the primary dwelling unit. If the primary dwelling is protected with sprinklers, the ADU may need sprinklers too.

San Diego also states that a detached ADU does not by itself trigger fire sprinklers in the existing primary dwelling unless the California Building Standards Code requires them.

When Sprinklers Are More Likely

Detached vs. Attached ADUs

Detached ADUs are often analyzed differently from attached ADUs. San Diego's sprinkler technical bulletin explains that detached ADUs may be exempt when the primary dwelling is not sprinkler-protected and the ADU is treated as the appropriate residential occupancy.

Attached ADUs can be more nuanced because the new unit shares or affects the existing building. Conversions inside an existing permitted structure may be reviewed differently from new added floor area.
